I read that book early in my search (along with several other of Preston’s suspense/horror novels, and then I read his tale of his retracing of Coronado’s journey north from the border of Mexico.

I think it’s real. I don’t think it’s been found. I think he’ll let people know if and when it’s discovered/claimed.
As to your last question, each individual is different as to level of interest, seeking, and/or obsession. People are still searching for Captain Kidd’s treasure, no?
